Your land is probably one of your biggest assets so the decision of who you want to partner with to sell your land is very important.

Let me market your land outside of the local newspaper.

The local newspaper is important but more exposure of your farm & ranch property = more buyers = higher offers and faster results.

Here are some critical marketing factors that affect how much your farm & ranch property will sell for and how fast it will sell:

1)Exposure to other real estate professionals It is in your best interest as a seller for your property to be exposed to as many other real estate agents and buyers as possible.  Properties are exposed to other companies and their agents through the Multiple Listing Service (MLS).  It is critical that you partner with someone who is a member of a regional MLS so that other professionals who have buyers looking for land are aware of your property. I am a member of the largest North Texas MLS known as the North Texas Real Estate Information Systems or NTREIS.  Our MLS membership includes over 4,000 real estate offices with over 23,000 members covering North Texas.

2)Direct exposure to "Today's Buyer" - Today's serious buyer searches for land online before ever leaving home to view properties.  Especially with hunting and recreational land, the buyer is most often not looking in their home county so they will rarely see the local newspaper ad.  Calls from signs are typically nosey neighbors with land in the area or a passerby that is curious but not necessarily a serious buyer.  It is important that you partner with a professional who stays on top of current marketing and uses multiple internet tools to effectively place your property in front of savvy buyers.  Just having a website is not nearly enough.  Most real estate agent websites sit out there on the web and are never seen by buyers that haven't become aware of the agent by other means and are just directly typing in the website address to view it.  It is in your best interest as a seller to work with someone who can use cutting edge techniques to make sure that your property is like an octopus with multiple tentacles reaching out on the internet so that there are more opportunities for buyers to be exposed to your property.
